My inspection reports are generated using Spectora Software and delivered to the client the same day as the inspection whenever possible. Full of helpful photos and videos, this report helps the client fully understand the property and make wise decisions moving forward.  Often I will include links in the report for maintenance how-to's, so you can protect your largest investment in the future.  These reports are stored with Spectora, electronically secure, so you can reference or reprint them, as needed.

4 Point Inspection ~ 4 Point Inspections cover the four main components of a home to include the roof, plumbing, electrical, and HVAC.  Often, your Insurance carrier will require a 4 point Inspection, especially if it is an older home.  4 Point Inspections are a 3 page standardized form in Florida.


Wind Mitigation Report - Wind Mitigation Inspectio is a visual examination of a home's existing ability (or lack thereof) to withstand a wind event.  This report is also standardized in Florida and often can reduce the cost of homeowner's insurance.


Pre-Listing Inspections ~ The Pre-Listing Inspection helps home sellers determine what issues in the home should be addressed before putting it on the market. By knowing a home’s flaws before listing, sellers can increase negotiating power and avoid being surprised by issues uncovered during a buyer’s inspection.


Re-Inspection ~ We can revisit the home for a Re-Inspection after repairs have been made  from the Inspection Report recommendations. We will determine if the repairs were completed as agreed upon, keeping buyer and seller on the same page and offering additional peace of mind.  


New Constuction Inspections ~ Once a new home is built, it should be inspected before its final walkthrough. During the New Construction Inspection, we uncover the oversights that may have been made during the building process. This allows the builder to address any issues as needed before the walkthrough.
